How to write a building project brief

A useful building brief does not need to be complicated. Tell your builder what is not working in your home, which rooms you want to change and what matters most to you. Plans, photographs and a clear list of priorities make the first conversation much easier.

Describe the problem in everyday terms

“We need somewhere to cook while the children do homework” tells a designer more than “we want an island”. Think about bringing shopping in, getting ready in the morning and finding a quiet place for a call. A few photographs of the awkward areas can be very helpful.

Make three short lists

Separate essentials, things you would like and optional extras. Include the features you want to keep, such as a fireplace, staircase or garden tree. Agree the priorities within your household before the design develops; otherwise every decision can reopen the same discussion.

Share what you know

Bring existing drawings, previous approvals and information about alterations, access or shared areas. Say whether your budget covers only building work or the whole project, including fees and fittings. If you have a preferred date, explain why. You do not need to arrive with a finished design.

Examples from our completed projects

Two finished layouts make a brief more concrete. The Twickenham kitchen has an island, white cabinetry and green garden glazing; decide which of those features supports the way your household cooks and moves outside. The Park Drive loft in Acton shows cupboards beneath the roofline and a separate shower room. Use the galleries to distinguish a room arrangement you need from a finish you simply like.
