Loft conversion and extension FAQs

Answers to the questions homeowners often ask about lofts, extensions and renovations. If your question is about a particular property, get in touch with your postcode and any plans you have.

General Questions

Are you FMB registered, and can I check your insurance?
We are FMB registered. Membership and insurance are separate, so ask us for the current insurance information relevant to your project before work starts.
Do you offer a guarantee?
Yes, we offer a five-year build guarantee. Its terms and any exclusions will be set out in your project documents.
Can you help with drawings and permissions?
We can discuss the design, drawings and professional input your project needs. If you already have an architect or approved plans, let us know. The agreed quotation should explain which design services and application fees are included.

Loft Conversion Questions

How much headroom does a loft conversion need?
The finished room needs comfortable space for walking, furniture and stairs. The existing roof height is only part of the answer because new floors, insulation and ceilings take up space too. A measured assessment will show what fits.
Will I need planning permission?
Some house loft conversions can use permitted-development rights, subject to conditions. The property, previous alterations and any restrictions need checking. Building regulations are a separate part of the process.
Where will the new stairs go?
We look at the landing and rooms below as well as the new loft. Continuing above the existing stairs may be possible, but the designer needs to check the layout, headroom and safety requirements.
Will converting the loft add value?
It may, but the effect depends on the property, location, layout and quality of the work. A local estate agent or independent valuer can advise on likely market value.
How long does a loft conversion take?
It depends on the design, structural work, access and finishes, as well as preparation and approvals. We discuss the stages and agree a schedule for your project before work starts.
Will I need fire doors or smoke alarms?
The design and building-control checks establish the fire doors, alarms and other measures needed for your house and escape route.

Home Extensions Questions

Can my house be extended?
We need to look at the space, structure, access, drainage and planning requirements. Send your postcode, photographs and any plans, with a short description of what you want to add.
How long does an extension take?
Foundations, structural changes, access, glazing and finishes all affect the schedule. We explain the stages for your project and the decisions needed before the start date can be agreed.
Do I need to tell my neighbours?
It is helpful to discuss the plans early. Some work also needs a formal party-wall process; a suitably qualified surveyor can explain the notices and steps that apply. A friendly conversation does not replace any required notices.
Can we stay at home during the work?
Sometimes, but you need safe access, separation from the work and usable facilities. We discuss the disruptive stages before work begins; you may need to stay elsewhere for part of the project.
What if there is a sewer near the extension?
The design team needs to check the sewer records and water company’s requirements before foundations and drainage are agreed. Work near a public sewer may need a build-over agreement.
Can you fit our kitchen?
Kitchen fitting can be included in the agreed work. Tell us who is designing and supplying it so we can agree ordering, deliveries, appliances and installation responsibilities.
