Understanding your building quotation
A clear quotation helps you see what is included, what you will need to supply and which decisions are still open.
An estimate is a starting point
An early estimate helps you explore what might be possible. A detailed quotation is based on the drawings and work you have agreed, with allowances and exclusions made clear.
Check whether the total includes VAT, design and engineering fees, application fees, kitchen and bathroom fittings, decoration and outdoor work. Where you are buying items yourself, agree who will fit them.
What is included in a loft conversion?
The roof, new stairs and rooms you want all affect the work. Check the quotation covers the structural changes, any alterations downstairs, windows, insulation, plumbing, wiring and finishes you expect.
Bathrooms and fitted cupboards can be substantial parts of a loft. Make sure you know which fittings and joinery are included, and which are separate purchases.
What is included in an extension?
Look beyond the new walls and roof. Foundations, openings into the house, glazing, drainage and changes to existing rooms all matter. The kitchen, appliances and garden work may have separate supply or installation arrangements.
Ask for anything unclear to be explained in writing before comparing the total with another proposal.
- Compare quotations against the same dated drawings.
- Check allowances against the fittings you want to buy.
- Confirm VAT, fees, exclusions and payment stages.
- Agree how changes will be priced and approved.
